NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON SEBOUH MELKONIAN’S LICENCE

NOTICE is hereby given that Sebouh Melkonian, real estate broker, licence G1673, whose establishment is located in Montreal, has had conditions and restrictions imposed on his licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On June 8, 2023, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Melkonian’s licence:

NOTICE is hereby given that Sebouh Melkonian, real estate broker, licence G1673, whose establishment is located in Montreal, has had conditions and restrictions imposed on his licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.
On June 8, 2023, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Melkonian’s licence:
- Within 6 months of notification of this decision, he must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Continuing Education Department.
- Within 30 days of notification of this decision, he shall send the OACIQ Registry Service proof of his registration for the training mentioned in paragraph (a).
- For 24 months following the notification of this decision, he will be prohibited from carrying on real estate brokerage activities on his own account.
- For 24 months following notification of this decision, he shall enter into and maintain a written agreement with the agency within which he carries on his activities to the effect that the latter holds in trust the GST/QST payable to him in the course of his real estate brokerage activities, until he is required to remit them along with his tax return.
- A copy of the agreement mentioned in paragraph d) shall be sent to the OACIQ Registry Service within 30 days of notification of this decision.
- In the event of any agency change during the period mentioned in paragraph (d), he shall send the OACIQ Registry Service a new agreement under the same conditions with the new agency within 30 days of the agency change
- The periods referred to in paragraphs (c) and (d) shall end only upon the completion of such periods with an active real estate broker's licence.
- The periods referred to in paragraphs c) and d) shall be suspended in the event the holder suspends or revokes his real estate broker's licence.
- The holder shall send proof of application for his new GST/QST numbers to the OACIQ Registry Service within 30 days following notification of this decision; he shall then provide proof of obtainment of said GST/QST numbers.
Should Mr. Melkonian fail to comply with the above conditions and restrictions, his right to engage in professional real estate brokerage activities shall be suspended until he does so.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
The decision became enforceable on July 4th , 2023.
