NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON KARINE RICHARD’S LICENCE

NOTICE is hereby given that Karine Richard, residential real estate broker, licence number J5164, whose establishment is located in Thetford Mines, has had conditions and restrictions imposed on her licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2) of the Real Estate Brokerage Act. On October 16, 2024, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Karine Richard’s licence:
 

  1. Within 6 months of her licence issuance, she must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Training Department.
  2. Within 30 days of her licence issuance, she shall send the OACIQ Registry Service proof of her registration for the training mentioned in paragraph (a).
  3. Within 3 months of her licence issuance, she must take the training course "McGill Personal Finance Essentials" and send proof thereof to the OACIQ Registry Service.
  4. For 72 months following her licence issuance, she shall be prohibited from carrying on real estate brokerage activities on her own account.
  5. She will be prohibited from carrying on real estate brokerage activities within a business corporation for up to 60 months after her licence issuance.
  6. For 72 months following her licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter retains the GST and QST payable to her, until such time as she is required to remit them upon transmission of her tax return to be kept in the agency's file.
  7. Up to 60 months following her licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which she carries on her real estate brokerage activities to the effect that the latter holds a minimum of 15% of her remuneration for the purpose of paying her taxes, until such time as she is required to remit it upon transmission of a copy of her notices of assessment, or for the purpose of making instalment payments.
  8. A copy of the agreement mentioned in paragraphs (f) and (g) shall be sent to the OACIQ Registry Service within 30 days of her licence issuance.
  9. In the event of any agency change during the periods mentioned in paragraphs (f) and (g), the applicant must enter into a new agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
  10. The periods referred to in paragraphs (f) and (g) shall end only upon the completion of such periods with an active real estate broker's licence.
  11. The periods referred to in paragraphs (f) and (g) shall be suspended in the event the applicant suspends or revokes her real estate broker's licence.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
