File: 33-14-1732
NOTICE is hereby given that Raymond-Noël Vaillancourt, former real estate broker (Licence No. C9860), whose establishment was located in Boisbriand, was found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:
Count 1: During summer 2012, in order to obtain the financing necessary for the acquisition of an immovable, referring the promising buyer to a non-holder of a licence issued by the Organisme d’autoréglementation du courtage immobilier du Québec, thus violating section 104 of the Regulation respecting brokerage requirements, professional conduct of brokers and advertising;
Count 2: On or around February 6, 2014, during an investigation conducted by an Assistant Syndic, falsely declaring that he did not know who had deposited two cheques totalling $45,625 in the bank account of a real estate agency for which he was acting as agency executive officer, thus violating section 106 of Regulation respecting brokerage requirements, professional conduct of brokers and advertising;
On March 4, 2015, the Discipline Committee ordered, on counts Nos. 1 and 2 of the formal complaint, a suspension of Raymond-Noël Vaillancourt’s real estate broker licence (Licence No. C9860) for periods of two (2) and three (3) months respectively, to be served consecutively to the period ordered in complaint 33-14-1710.
Given that Raymond-Noël Vaillancourt is no longer a licence holder, he will be suspended for a period totalling five (5) months consecutively to the period ordered in complaint 33-14-1710 whenever he becomes a licence holder again.
This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
