NOTICE OF SUSPENSION
OF MR. GEORGES ANDRÉ MONTREUIL’S LICENCE

NOTICE is hereby given that Mr. Georges André Montreuil, former real estate broker (licence no. C8943) whose establishment was located in Lasalle, has been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:

1st count: between on or around February 15, 2010 and on or around February 19, 2010, while his affiliated real estate agent’s certificate was suspended, having carried out brokerage transactions referred to in section 1 of the Real Estate Brokerage Act regarding an immovable, notably:

a) by drafting, with the exception of clause 2.1, a Promise to purchase and an Annex A;

b) by drafting a Counter-proposal;

c) by participating in the negotiations concerning the documents referred to in paragraphs a) and b);

the whole contrary to section 70 of the ACAIQ By-Laws.

2nd count: in Brossard, on or around January 24, 2011, during an investigation conducted by the Syndic, concerning an immovable, having made a misrepresentation by stating that a third party had drafted a counter proposal, the whole contrary to section 106 of the Regulation respecting brokerage requirements, professional conduct of brokers and advertising.

On July 5, 2012, the Discipline Committee ordered a suspension of Mr. Georges André Montreuil’s real estate broker’s licence for a period of two (2) months on count no. 1 of the complaint, and a suspension for a consecutive period of two (2) months on count no. 2 of the complaint. These suspension periods shall be served as of the date of the appeals deadline if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever he becomes a licence holder again.

Given that Mr. Georges André Montreuil is no longer a licence holder, his licence will be suspended for a period of four (4) months whenever he becomes a licence holder again.

This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
