OF MRS. MARIE-JOSÉE GRANDMONT’S LICENCE

NOTICE is hereby given that Mrs. Marie-Josée Grandmont, former real estate broker (licence no. E3812), whose establishment was located in Knowlton, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offence summarized below:
2nd count: Beginning on or around January 9, 2009, concerning an immovable, drafted or allowed someone to draft the Annex AG and had the promising buyers and the seller sign it. This annex notably provided that:
“1- Mrs. L. M. agrees to lend an amount of $100,000 (one hundred thousand dollars) without interest to Mr. Y. L. for the purchase of the immovable”;
whereas the Promise to purchase did not include any reference to said annex and the absence of such a reference could allow them to present a mortgage financing application on the basis of information disregarding the content of said annex, the whole contrary to section 13 of the Rules of Professional Ethics of the ACAIQ.
On March 15, 2013, the Discipline Committee ordered a suspension of Mrs. Marie-Josée Grandmont's real estate broker’s licence (E3812) for a period of thirty (30) days, to be served as of the expiry of the appeals deadline if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever she becomes a licence holder again.
Given that Mrs. Marie-Josée Grandmont is not a licence holder, her licence will be suspended for a period of thirty (30) days whenever she becomes a licence holder again.
This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., C-73.2, r.3).
