LICENCE SUSPENSION NOTICE

NOTICE is hereby given that Sébastien Gilbert, former real estate broker, licence No. G4314, whose establishment was located in Terrebonne, has been found guilty by the OACIQ Discipline Committee of the offences summarized below:

Count 1: On or about October 7, 2013, concerning an immovable, acted blindly or by complacency on two occasions, on the seller’s instructions by drafting and signing a brokerage contract with no real intention to market it and by preparing and/or allowing someone to publish a detailed description sheet of said immovable based on information and photos provided by the seller without checking their accuracy and/or being able to show their accuracy.

Count 2: On or about October 7, 2013, and on or around October 8, 2013, concerning an immovable, on three occasions, did not send or did not ensure that information and documents required to maintain records, books and registers– a brokerage contract, a declaration by the seller and a promise to purchase–be sent immediately to the manager of the business place to which he was assigned.

Count 3: On or about August 19, 2014, concerning an immovable, during an investigation conducted by an assistant syndic, made false statements by claiming that he did not draft any promise to purchase.

On December 16, 2015, the Discipline Committee ordered the suspension of Sébastien Gilbert's licence No. G4314 for a period of 90 days, to be served whenever he becomes a licence holder again.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
