Be advised that on August 29, 2024, the Discipline Committee ordered that the real estate broker licence of Mrs. Christine Girouard, whose establishment is located in Repentigny, be suspended from September 9, 2024 to September 9, 2038 for committing the following offences:

Count 1: On or about February 22, 2022, set up a fraudulent scheme to encourage buyers to enhance their initial promise to purchase by submitting a bogus promise to purchase to the sellers.

Count 2: On or about June 6, 2022, set up a fraudulent scheme to encourage promising buyers to enhance their initial promise to purchase by submitting a bogus promise to purchase to the sellers.

Count 2.1: On or about June 7, 2022, asked collaborating broker whether promising buyers wanted to enhance their promise to purchase after fraudulently representing to him that she had received a promise to purchase for a higher amount.

Count 3: On or about July 4, 2021, failed to forward to sellers the counter-proposal of her buying clients within the deadline and falsely represented to the latter that sellers had refused it and were asking for a higher amount.

Count 5: On or about October 6, 2021, asked collaborating broker whether promising buyers wanted to enhance their promise to purchase after fraudulently representing to him that she had received a promise to purchase for a higher amount.

Count 6: Between or about October 18 and 27, 2021, attempted to have the warranty excluded from the sales transaction after the promise to purchase had been accepted, put the immovable back on the market, and threatened the buyers’ real estate broker that her selling client would not go before the notary to sign the deed of sale if the legal warranty of quality was not excluded.
