Be advised that on August 28, 2024, the OACIQ Discipline Committee ordered that the real estate broker’s licence of Ms. Maude Chamberland, whose establishment is located in Boucherville, be suspended from October 4, 2024 to January 1, 2025, for committing the following offences:

Count 1: In Boucherville, as of or about December 16, 2019, as part of the sale of Immovable 1 belonging to the company of which she was president and one of the shareholders, falsely led the Buyer to believe that she was representing him or that she could treat him fairly.

Count 2: In Boucherville, as of or about December 19, 2019, as part of the sale of Immovable 1 belonging to the company of which she was president and one of the shareholders, falsely led others to believe that a real estate broker working for the same agency as her would act as intermediary in the transaction, by indicating his name on the promise to purchase.

Count 5: In Boucherville, on or about December 3, 2021, falsely led others to believe that her teammate would act as intermediary, by indicating his name as such on the promise to purchase submitted by the company of which she was president and one of the shareholders, while she knew that it would be her who would take the necessary steps with the other parties to complete the transaction.

Count 7: In Boucherville, on or about April 4, 2022, falsely led others to believe that her teammate would act as intermediary, by indicating his name as such on the promise to purchase submitted by the company of which she was president and one of the shareholders, while she knew that it would be her who would take the necessary steps with the parties to complete the transaction.

Count 8: In Boucherville, on or about August 12, 2022, falsely led others to believe that her teammate would act as intermediary, by indicating his name as such on the promise to purchase submitted by the company of which she was president and one of the shareholders, while she knew that it would be her who would take the necessary steps with the parties to complete the transaction.

Count 9: In Boucherville, on or about September 19, 2022, put her own interests before those of the seller she was representing and of potential buyers, by submitting a promise to purchase on behalf of the company of which she was president and one of the shareholders, knowing that many prospective buyers had already submitted promises to purchase of which she was aware of the price and terms.

Count 10: In Boucherville, on or about September 19, 2022, put her own interests before those of the seller she was representing and of promising buyers 2, by submitting a promise to purchase on behalf of the company of which she was president and one of the shareholders, knowing that she had drafted the promise to purchase on behalf the promising buyers, thereby placing herself in competition with them without their knowledge.
